Joshua Ferrari: Building Capital Through Multifamily Investing
Tuesday Jun 22, 2021
Tuesday Jun 22, 2021
Joshua Ferrari grew up not knowing anything about finances or investing. He always thought he was just going to work until 65, retire on a farm out in the country, and travel with his wife to see the world. He had no background in financial education and seriously hated school. Yet, somehow the idea of investments caught his attention when he read that famous book titled “Rich Dad Poor Dad” by Robert Kiyosaki. His eyes got big, his mind opened wide and began diving into the idea of wealth creation. “How am I possibly going to ever make enough money to live the lifestyle I want and create a legacy and stability for my family?” Then he found real estate. Joshua specializes in raising private capital, locating, negotiating, & acquiring value-add multifamily assets, & teaching others how to follow in my footsteps. He has grown to have a passion like no other for multifamily real estate. His journey started 2 and a half years ago when he bought his first multifamily property which was a fourplex. His experience throughout that journey has given him the needed expertise in managing contractors, subcontractors, and materials for multi-unit rehabilitations. Joshua is also been a licensed Aircraft Technician for the last 3 years. The job of an Aircraft Technician is fun, and it requires meticulous attention to detail for the safety of the flight crew. He has never had any aircraft required to be reworked due to unsatisfactory work. His attention to detail allows him to be the expert needed to run these types of assets. Joshua's ability to manage other people’s money as a financial coach positions him to be a high-class asset manager & financial investor. His ability to raise private money has gotten him the title of primary capital raiser at over $7,000,000 raised in his less than 3-year real estate investing journey. He currently has over $4MM AUM which equates to 90 units.

Mike Morawski: Multi-Family Business Growth
Tuesday Jun 15, 2021
Tuesday Jun 15, 2021
Mike is a 30 plus year real estate investment veteran. He has controlled over $285,000,000 in real estate transactions. Mike is an entrepreneur, author, real estate trainer, public speaker, and personal coach, with strong personal resilience and a deep desire to help others live an extraordinary life. He has coached hundreds of real estate investors to fulfill their dreams.
Mike began as a general contractor in the Northwest Suburbs of Chicago with $5 mm in annual revenue. He sold his company and then took some time off to decide what to do next. Michael entered the real estate industry as a sales agent building a team of agents and support staff that produced over $20 mm per year in sales production. In 2005, Michael started a private equity firm, raising $18 mm in private equity and acquired $60 mm in multi-family apartments including 4,000 units in five different US markets. As part of the company’s growth, Mike built and developed a property management division that managed 7,500 units.
Mike has always believed that transparency and honesty are central to any successful business and personal life. As a result of the 2008 world economic crisis, Mike let his guard down and let his transparency slip. The impact that had on his company and its real estate holdings left him scrambling to protect the company and its investors.
Due to the market climate, he found himself in a defensive mode operating out of chaos and fear. In an attempt to protect his company’s investors, Mike had to make difficult business decisions. Some of those decisions were handled poorly. As a result of those poor decisions, the company imploded and Mike faced wire and mail fraud charges which lead to a 10-year federal prison sentence.

Javier Hinojo: How to Invest in Real Estate from Nothing!
Tuesday Jun 01, 2021
Tuesday Jun 01, 2021
Javier is an experienced investor with property acquisitions in Dallas, Austin, El Paso, Tampa, and Raleigh-Durham. In the last five years alone, he has acquired more than 130 properties, all of which were value-add projects. Javier's specialty lies in property value add strategies and acquiring off-market distressed properties. He is the Co-Founder of All States Capital Group LLC. And was inducted into the Rich Dad Poor Dad Hall of Fame for his success in real estate.
It wasn’t always easy for Javier; he was a high school drop-out and didn’t attend college. He had 32 cents in his account on New Year’s Day 2017, and almost gave up, even having to resort to asking his kids for their Christmas money so he could pay the rent. But by the end of 2019, he closed on my first apartment 63 units outside Charleston. Now, fast forward about 18 months later, and Javier is at 620 units across 6 properties. Stabilized Value of 44M and an all in around 29M. He would fix and flip over 50 units per year and wholesale 80+. Then late 2019, Javier decided to stop cold turkey and get in to commercial real estate, he pretty much let all of his staff go and started from scratch. And liquidated all of his single-family homes.
